How We Calculate Barndominium Build Costs

The cost of building a barndominium varies more than almost any other construction type. A 2,000-square-foot basic shell in rural Arkansas can be fully framed for $80 per square foot. That same footprint with premium finishes on a crawl space foundation in Oregon can approach $200. State labor markets, material sourcing, and contractor availability drive most of the difference.

Our estimate uses current contractor pricing data for each state, adjusted for the three factors that move the number most. Finish level is the single biggest variable after square footage. A basic build uses concrete floors, standard fixtures, and functional systems. Premium finishes, including hardwood flooring, custom cabinetry, and high-end HVAC, can add 40–50% to total cost. Most owners planning their primary residence land somewhere in the standard range.

Scope of work determines how complete your project is. A shell-only quote covers just the structure: steel frame, roofing, siding, windows, and doors. You are responsible for everything inside. A full turnkey build includes all mechanical systems, finishes, and fixtures. It is the most accurate comparison to traditional home construction costs. When comparing quotes from different contractors, confirm which scope each one covers, because "barndominium build quote" means something different to every contractor.

Foundation type adds a predictable cost on top of the base rate. Slab is the most common and least expensive option for barndominium builds. Pier and beam or crawl space foundations add $6–$8 per square foot. Basements, less common for barndominiums but not unheard of, add $25 per square foot for excavation and concrete work.

One number these estimates cannot capture: site preparation costs specific to your land. Gravel driveways, septic systems, well drilling, utility hookups, and clearing or grading vary enormously by property. Budget $15,000–$50,000 or more for site work depending on your lot, and treat it as a separate line item from the build cost.

The ranges shown represent realistic contractor bids in your state, not bottom-of-market kit quotes or luxury custom home pricing. Use them to set your budget expectations before you get real quotes, and to evaluate those quotes once they come in.

Once you have your estimate, the next step is finding builders who specialize in barndominium construction in your state.

Frequently Asked Questions

Why does my estimate show a range instead of a single number?

Barndominiums vary too much for a single-number estimate to be meaningful. Material costs shift with supply chains. Labor rates differ between urban and rural contractors. Site conditions, builder experience, and finish choices all affect the final number. A range gives you a realistic window to budget within, rather than a false precision that misleads you before the first contractor shows up. The low end represents a straightforward build with no complications. The high end accounts for more complex sites, stronger finishes, and markets where labor commands a premium.

What costs are not included in this estimate?

The estimate covers direct construction costs: structure, finishes, and foundation. It does not include land purchase, site preparation such as clearing, grading, or gravel driveways, well or septic installation, utility hookups, architectural or engineering fees, or furniture and appliances after move-in. Depending on your property, these items can add $30,000 to $100,000 or more to your total project cost. Budget for them separately before you commit to a build.

How reliable are the state cost ranges?

The ranges represent typical contractor pricing based on regional construction cost data and reported barndominium project figures. They are not sourced from kit manufacturer marketing materials or from a single data point. That said, they are planning estimates, not quotes. Local labor market conditions, your specific site, and your contractor's overhead all affect real bids. A licensed contractor in your specific market is the only source for a real number. Use this estimate to evaluate whether quotes you receive are reasonable, not to replace them.

Can I build a barndominium for under $100 per square foot?

In some lower-cost states, a basic shell-only build can approach or fall below $100 per square foot. A full turnkey build in those same states typically runs $100–$155 or more. Prices below $80 per square foot almost always exclude significant cost categories such as foundation, interior finishes, or mechanical systems. If a contractor quote seems significantly below the range shown for your state, ask for a detailed scope of work before assuming it is a better deal.

How does foundation type affect total cost?

Foundation type is added on top of the per-square-foot base rate for your state and finish level. Slab foundations are the most common for barndominiums and add no premium to the base rate. Pier and beam and crawl space foundations add $6–$8 per square foot, which on a 2,000-square-foot build is $12,000–$16,000. Basements are uncommon in barndominium construction but are possible, adding $25 per square foot or $50,000 on a 2,000-square-foot footprint. The right foundation depends on your soil conditions and local building codes.

What is the difference between shell only, shell plus interior, and full turnkey?

Shell only covers the steel structure: frame, roofing, siding, windows, and doors. You are responsible for all interior work, including insulation, drywall, flooring, mechanical systems, and fixtures. Shell plus interior adds rough framing, insulation, drywall, and basic mechanical rough-in. You still need finish work, cabinetry, flooring, and fixture installation. Full turnkey is move-in ready: all systems installed, all finishes complete, all fixtures and appliances in place. When comparing contractor quotes, confirm exactly which scope each one covers before comparing prices.
